  • Many wealth managers believe that investments in private real estate are key components to wealth creation. Many of the best projects, however, have historically been limited to large institutional investors.  Varuna seeks to enable access to prominent real estate development and other projects to individual accredited investors, thus allowing you to participate in projects alongside experienced investment professionals.

  • Varuna was incubated by Hines Global Ventures, a division of Hines, one of the largest privately held real estate investors and managers in the world.  Hines owns and operate tens of billions of dollars worth of assets across property types and on behalf of a diverse group of institutional and private wealth clients. Varuna management was nurtured at Hines before Varuna became its own independent company.

    Hines has entered into certain funding arrangements with Varuna and currently controls Varuna’s board of directors. It should be noted, however, that Hines has no restrictions on forming other entities that may compete with the investment opportunities targeted by Varuna, nor does Hines have any obligation to offer any investment opportunities to Varuna.

  • Institutional investments refer to large-scale investments made by organizations such as banks, insurance companies, pension funds, hedge funds, and mutual funds. These entities invest substantial capital into a variety of assets, including commercial real estate, equities, bonds, and other securities, typically with the goal of achieving long-term growth and stability. Institutional investments are characterized by their significant size, strategic management, and access to exclusive investment opportunities not typically available to individual investors.

  • Varuna focuses on single asset development deals to provide targeted investment opportunities. Currently, Varuna does not offer funds.

  • Varuna needs to verify your identification because of federal regulations intended to deter illegal or fraudulent activity.

    We will ask you to upload either your driver’s license or passport, and in some cases your social security card.

  • An accredited investor, as defined by the SEC, is an individual or entity allowed to trade unregistered securities due to their financial sophistication. To qualify, an individual must meet at least one of these criteria: an annual income of $200,000 (or $300,000 with a spouse) for the last two years with expectations of the same for the current year, a net worth over $1,000,000 excluding the primary residence, or hold certain professional financial licenses.

    Varuna is required to verify the accreditation status of each investor. For this reason, investors are asked to provide documents that attest to their accreditation to satisfy SEC rules.

  • Only U.S. citizens can invest, and all investment opportunities are located within the United States. We have not registered or qualified our offerings outside the United States.

  • The following documents can be provided to verify your status as an Accredited Investor:


    (1) W-2s;
    (2) tax form 1040;
    (3) a letter from a broker-dealer, SEC-registered investment adviser, licensed attorney or CPA stating that you are an accredited investor (“a verification letter”);
    (4) Individual BrokerCheck Reports (as applicable).

  • We aim to provide annual K-1 statements by April 15th.  

    Our own Schedule K-1s depend on timely receipt of tax returns from the sponsor real estate developer.
